The Dog Inn and mobile park go up for sale

One of County Durham’s premier residential mobile parks with space for 124 homes, plus the neighbouring country pub, have hit the market, with agents Savills expecting significant interest from buyers.

Walworth Residential Park, located close to Walworth Castle, approximately a mile from Heighington near Newton Aycliffe, is made up of a residential mobile home park development with room for 124 park homes.

It also comes with bases for 31 units currently developed and permission granted for 93 more.

The new development has been attractively landscaped, sales have been agreed on three bases, according to Savills.

The park sits alongside the popular Dog Inn family country pub, currently operated by a tenant, which benefits from a beer garden and children’s play area.

Adjoining the public house are three bedrooms previously utilised for bed and breakfast accommodation, which could be explored by a potential new owner as another opportunity to add additional revenue to the business, says Savills.

Richard Prestwich, director in Savills leisure and trade team, said: “Walworth Residential Park and the Dog Inn are located in a popular rural location, close to local sights but also within easy access of Durham, Darlington, Richmond, Barnard Castle, Middlesbrough and Hartlepool, making this a desirable place for future residents, particularly with the recent trend we’re seeing towards more country living.

“The new owner will not only have the benefit of long-term income from the Park but also from the Dog Inn, currently occupied and managed by a tenant, which is a popular stop off for locals and tourists alike.”
